50% of the total amount is due at time of booking. 50% of the total amount is due 30 days prior to arrival, along with the damage deposit. All rates are in $USD. Visa and MasterCard are preferred methods of payment. Please know that using American Express we will charge a processing fee of 4.25 % of the total amount or for each transaction.
3 PM (Eastern Time) - Conditions may require no more than a 2 hour allowance of check-in time due to any minor repairs.
10 AM (Eastern Time)
We reserve the right to require a minimum nights stay. A minimum rate charge is also in effect throughout the course of the year.
In the event of a mandatory evacuation you will only pay for days used. Canceled reservation prior to 33 days of arrival only 50% will be refunded. Up to 1 week is subject to process fee only for canceled reservation after transaction date. Cancellations within the week from 1 to 3 days of a booked reservation will be subject to a $150.00 processing fee.
No refund for canceled reservation after 33 days prior to arrival. No refunds for early departure. No refunds for evictions.
Credit Card Payment will be held with your credit card you made your reservation with. Nothing will be charged unless damages were found during the departure cleaning and inspection on the day of your departure. Cash, Check, or Certified Funds Payment - will require a separate payment. Damage Deposit payment will be fully refunded when the unit has cleared departure inspection.
Until confirmed, all rates are subject to change  without notice. A surcharge applies to holiday and weekend only stays. Weekly rentals are 7 days. Special event weeks are Bikers, 4th of July, and Labor Day. Please call for rates on these weeks.
All Units are NON-Smoking. Smoking is NOT allowed throughout the resort property. No pets allowed, no exceptions. We have an age restriction of 25 or older to rent unsupervised. Identification is required at check-in. If you are under the age of 25 you will have forfeited the total cost of the reservation and will not be permitted to stay. We reserve the right to substitute any furnishings or rental unit if conditions warrant beyond our control. We also reserves the right to move guests to a comparable alternate rental unit only if deemed as necessary. Any guest that declines the change will receive a full refund of what has been paid minus the processing fee of $150.00. We do not accept liability for towed vehicles, damage to vehicles, injury, theft or any damages to personal belongings during the time of your stay. Parking is first come first serve. Boats and campers are not allowed.
We do provide a weekly housekeeping service for a minimal charge. Free housekeeping services are not provided. Housekeeping is the responsibility of the guests unless you order the Housekeeping Service as an option to your reservation. A complimentary Bath Pack will be provided upon guests arrival date. All linens and towels are not to be given to any of the on-site housekeeping personnel. All linens and towels are the property of Boucher Property Management Services, LLC and must remain inside the unit and can not be exchanged with any other unit or on-site services in the building. Guests will be charged for missing contents.

Satisfied with your present property management company? Boucher Property Management Services, LLC is interested in obtaining additional rental units for our rental inventory. At the present time we do not have enough units to rent to potential guests. Our marketing program has been very successful in the past years and we have many repeat guests for both winter rentals and the remaining weeks of the year. Here is a brief summary of our Home Owner Rental Program.

What are the management costs? What do they cover? Flat rate commission of 27% of the gross rental income. This includes all credit card transaction fees. This rate also includes the departure cleaning of every rental, plus daily housekeeping if so requested by our guests.

  • 1 Bedroom - $28.00
  • 2 Bedroom - $30.00
  • 3 Bedroom - $38.00

We offer a comprehensive management program - which includes performing a market analysis to assist the owner in determining a satisfactory rental rate.

Managing an advertising program customized to fit the needs of the individual property owner, which may include:

  • An attractive yard or window sign.
  • A printed information sheet on the rental property and amenities.
  • Posting of advertising on multiple internet sites.
  • Newspaper and Real Estate publication advertising.


Screening of tenant's which includes:

  • Establish a rental policy and a rental qualification statement that complies with fair housing laws.
  • Obtaining a comprehensive application from prospective tenants.
  • Perform credit checks, income verification and contacting references.
  • Lease preparation and negotiation.
  • Performing a thorough move-in inspection.
  • Collecting security deposits and rent and maintaining and distributing funds through the appropriate trust accounts.
  • Helping to prevent emergency repairs by managing a preventative maintenance program tailored to each individual property.
  • Securing vendors and making payments for minor repairs.
  • Obtaining multiple quotes from vendors and managing major repairs approved by the owner.
  • Providing the owner with monthly statements including invoices for repairs.
  • Performing periodic inspections at a frequency that will give the owner peace of mind.
  • Perform move-out inspections. Assess damages (if any), coordinate repairs and provide a full accounting to tenant and owner.
  • Initiate legal action in the name of the owner for eviction and to recover possession of the property.
